Request a BZA Hearing

The Miami Township BZA coordinator shall fix a reasonable time and place for the hearing of any application, petition, or appeal. They shall notify the Board of Zoning Appeals and give at least ten (10) days’ notice of the time and place of such hearing, to the applicant and to the owners of record of property within three hundred (300) feet of the premises in question, and by publication in one or more newspapers of general circulation in the township. Any party may appear at such hearing in person, by agent or by attorney. The board shall decide the application or appeal within a reasonable time period.

Requesting a BZA Hearing

There are generally four types of hearing that come before the BZA. The applicant should choose which of these applications is appropriate for their situation. Contact the Zoning Administrator for assistance if needed. Currently, there is no online portal to apply. Please download the application, print and complete the application and return by email to the Zoning Inspector Bryan Lucas.

Administrative Review

To hear and decide appeals only in such cases where it is alleged that there is an error in any order, requirement or decision by the enforcing officer. Refer to Miami Township Zoning Resolution Section 18.41 for more information. Administrative Review Application

Conditional Use

To apply for a use permitted within a zoning district other that a principally permitted use. Conditional Uses for each zoning district are listed in the zoning resolution (under that zoning district) and are subject to approval by the BZA. Variance

To apply for a modification of the literal provisions of the Zoning Resolution granted when strict enforcement of the zoning resolution would cause undue hardship owing to the unique circumstances of the individual property. Temporary Use Exception

The temporary use of a structure or premises in any district for a purpose or use that does not conform to the regulations prescribed elsewhere in this resolution. Refer to Miami Township Zoning Resolution Section 18.45 for more information. Temporary Use Exception Application
